WHY IT´S A GOOD TIME TO BUY... TOP TEN REASONS!!

1. Many homes to choose from. Great selection. In recent years inventory dropped below 2000 homes for sale. Now there are over 9300 homes on the market in the Tucson MLS system, plus lots of new home inventory for sale. No more compromises. Choose the home of your dreams. Single family residences, attached homes, townhomes, condos3;the choice is yours.

2. Bidding wars over. In the not do distant past there were as many as ten bids made by just one buyer to get a house. I had several that I swear made four. There was just a "nutso" buying frenzy. Many "over list" price offers. Some offers even had escalation clauses in them. No more war.

3. Just make an offer. It used to be that the question was "how much over list?" Now the sell price list versus actual sales price is about 96%. Most sellers won´t be insulted with your offer unless they are still mentally in 2005. If they are, they are certifiable, and you should find out fast and move on! There now ARE other sellers eager to see your offer.

4. Be patient. Take your time. Look around a while. You remember, like the old days! And IF the house sells before you make up your mind3;so what. There´s more homes to look at!

5. Do your Due Diligence. Get all the inspections you want. Home, termite, CC&R review, etc. in the boom some buyers actually waived these contingencies to gain an advantage with multiple offers.

6. New home specs. They´re baack! The days of wait lists and lotteries and sleeping in your cars is so OVER! Lots of builders have finished specs and the BIG incentives to go with them. We recently found a highly rated builder with a finished spec listed for $236K3;we got $55K off that list and closed in 20 days!

7. Do your repair requests. The seller used to try to sell "as is" not wanting to do repairs. There were back up buyers waiting and hoping the first buyer would walk away. Now, well, we know the answer to this question. And once again if you find an out of touch seller and/or an inexperienced agent (yes, we still have lots of those) you simply turn, walk away, and go probably to the house right down the street.

8. What investors? The estimate is that over 30% of sales in this area were made to investors. These people created an inflated market and decreased affordability. Lots of "liar" loans and contracts with misrepresentation. I personally chose not to deal with those folks, and I´m sure I missed some easy sales. Heck, I can even tell you specifically about some. But I stuck to my principles and it looks like I was right.

9. Location, location, location. Now with aggressive pricing and/or well written offers you can find more location choices close to work, schools, your friends and relatives ( not too close) ( kidding) and not break your budget.

10. Legit financing still there. Always was. The "wink, wink" zero down, no doc, adjustable rate sub prime loans are gone. And those lenders with them. Solid low interest fixed rate loans are there. So are FHA and VA, first time homebuyer bond programs, even special loans for teaches and police officers.
